Falls Township Zoners Tuesday unanimously approved several variance requests made by Agile Cold Bucks LLC in order to construct a new 230,000 sq foot facility on Cabot Boulevard
Agile Cold Bucks, LLC is represented by Bryce McGuigan from Begley, Carlin & Mandio, LLP. Also present at the meeting were the Chief Development Officer of Agile, John Ripple, and the designer of the plans brought to the Zoning Board, Edward Gleason, Project Engineer at Agile.

Company representees said the new facility would bring approximately 100 new jobs to the area, 80 being in the warehouse segment and 20 being in management, supervision, human resources . This location is expected to be similar in use to the one in Claymont Delaware, just south of Philadelphia. That site is expected to launch operations on October 17 and be fully operational in November of this year, said Ripple.
McGuigan said the variances concerned two unaddressed vacant parcels encompassing a little under 14.5 acres along Cabot Blvd which are equitably owned by the company The location has a rail-line to the south and Route 1 to the north.
The dimensional variances approved by zoners are:
Allow a building height of 70 feet, where a maximum height of 50 feet is otherwise permitted. Agile asked for this due to the cold storage industry standard typically being 80 ft or higher. Some extra space is needed to accommodate automated storage and retrieval mechanisms.
Other relief sought and approved:
- Allow with associated loading and parking areas which is to be served by a new rail spur connection to the rail-line
- Allow a building coverage of 37.2%, where a maximum of 25% is otherwise permitted
- Allow an impervious surface coverage of 65.8%, where a maximum of 60% is otherwise permitted
- Allow a guard house accessory building within the side yard setback for security concerns.
- Allow a drive width of 45 feet instead of the 30 feet which is allowed.
The unanimous approval Agile Cold Bucks, LLC plans allow for next steps in the land development process which is go before the planning commission.
