Bristol Township approved a request by Bailey’s Bar and Grille to construct an outdoor seating venue in the rear of the establishment in Levittown unanimously Thursday night.
The family-owned night spot known for its chicken wings, unique and delicious appetizers such as their Cheesesteak Egg Rolls made from scratch and their “famous” Cream of Crab soup has been operating out of Bailey’s Plaza for about three decades. The bar and grille came before council seeking a waiver approval of land development in order to construct an outdoor seating venue in the area behind the plaza.
Zoners approved the project plans last Monday night, Jan 12.
Bailey’s Plaza representative Bryce H. McGuigan of of Begley, Carlin and Mandio said plans are to construct a 1400 sq. foot venue that really doesn’t exist in the area where patrons can enjoy an outdoor dining experience.
Bailey’s representatives met with neighbors, McGuigan said, bordering the plaza to discuss any concerns and/or questions locals might have about the project in a community friendly proactive move.
McGuigan said township officials raised questions about increasing access to the site; there are five access points currently which Bailey’s “took to heart” resulting in plans to improve access as part of the project which will be complied with.

The venue will be partly indoor partly outdoor, officials said, operating mostly during warm temperature season, however, there is the possibility for a newly constructed dining area to be open when it is colder out.
Councilman Joe Glasson noted its really a “nice” position to be in to approve a land development request that is stirring any issues or concerns among neighboring property owners.
The “feedback” from the surrounding community on the project has been “positive”, McGuigan said.
Bailey’s project officials noted the outdoor structure will have walls facing the residential side of the outdoor venue, plus trees and bushes to serve as a buffer for potential sound and lighting issues disturbing neighboring properties.
After the project is completed, officials said, a new fence line will be constructed.
“We’re making sure the areas directly near the homes are closed off completely. Open to the inside. There is additional landscaping and we’re going to do an additional fence as well,” McGuigan said.
There will be no service after 10 p.m, no additional lighting that would go over the property line will be added and the area will be open for use seven days a week
Bailey’s Owner Chris Ward said he hopes the outdoor venue will be open to the community by July of this year.
“That’s what I am hoping for.”
