Bucks Co Recorder of Deeds Joins with Attorney General’s Lawsuit Against Alleged Housing Scammer

Bucks County Recorder of Deeds, Dan McPhillips, is working with Recorder of Deeds from  surrounding counties and the Attorney General’s office with a lawsuit against MV Realty. 

In the beginning of the year, Dan McPhillips, Bucks County Recorder of Deeds, had been contacted by the Commissioner of Records in Philadelphia County, James  Leonard, about complaints their office has been receiving from residents about a company, MV Realty.  Since then, the complaints have reached the state level, and before ending his term as Pennsylvania  Attorney General, Josh Shapiro, brought a lawsuit against MV Realty. 

This lawsuit states that MV Realty is misleading residents with their Homeowner Benefit Program. The  program offers residents with a one-time monetary pay out, between $300-$1500, in exchange for  exclusive rights to list the resident’s property if they decide to sell within the next forty years. In reality, what  is being communicated initially to the residents over the phone, is not what is then presented in writing,  specifically that a mortgage is being recorded against the resident’s property. 

When originally contacted by the Leonard about MV Realty, McPhillips asked his employees if there  have been any recordings, or resident complaints, in the office. While no complaints have been heard in  Bucks County, it was discovered that close to one hundred mortgages by MV Realty have been recorded  since 2020. Due to the deceptive practices of MV Realty, McPhillips recommends Bucks County residents  to sign up for the Free Fraud Alert Program offered by his office. Especially in light of the fact that MV  Realty’s practices were brought to the attention of residents in Philadelphia County, and therefore the  Records’ office, because of they were registered for Philadelphia County’s Fraud Alert Program. 

The Attorney General’s office asks that if any resident has concerns about a mortgage recorded on  their property by MV Realty to contact Agent Jordon Foley at jfoley@attorneygeneral.gov or 717-857- 2104. A complaint can be filed online with the Bureau of Consumer Protection.
