Neshaminy Property Owners Issue Vacate Notices to Most of Remaining Tenants

Bensalem insiders told Lower Bucks Source in recent days that Paramount Realty, owners of Neshaminy Mall, informed its remaining tenants to vacate their spaces by October 31 as the 120,000 sq. foot property prepares for the demolition of the former Sears and Macy’s anchor retailers.

It is one of the many microsteps for the redevelopment project to get off the ground before any visual movement in the area takes place.

Lower Bucks Source exclusively reported in July that the wheels for the mall’s eventual demolition are now in motion with that work hoping to begin sometime in late November or at the beginning of 2027.

The Redevelopment Authority of Bucks County is involved in the redevelopment project of the mall property.

RDA Executive Director Jeff Darwick recently said that the RDA is working with the new owners to assess the best way they can help  with the mall redevelopment project.

Paramount Realty declined on Friday to respond to information and requests for comment on this story; however, a copy of the notice disseminated to the remaining mall tenants was obtained by Lower Bucks Source last week.

Due to the sensitive nature of the notice and information contained in it, the copy of the notice obtained by LBS can not be published because it would expose the insiders who provided the information to this news organization.

AMC Theater, Barnes & Nobles (Starbucks included), Boscov’s and the Jean Madeline Institute will remain as  tenants at the mall, the insiders said.

Bensalem Township Council President Ed Tokmajian Jr. would not confirm the insider reports.

As recently as August, he has said no plans have been submitted to the township, therefore he’s unable to comment on any prospective project(s) for the redevelopment of the mall or its demolition.

We are seeing some progress, Tokmajian said,  but declined to provide descriptive commentary on the exact nature of that progress.

Paramount Realty and Edgewood Properties   took ownership of the property purchasing it for a reported $27.5 million , in 2024. 

Tokmajian  has said the mall redevelopment project will impact Bensalem for generations to come.

“It is one of Bensalem’s crown jewels.”

The sources, in explaining the demolition project, said the Redevelopment Authority of Bucks County (RDA) would take over the redevelopment temporarily to fund the flattening of the buildings and, once completed, cede project ownership back over to  Paramount Realty and Edgewood Properties.

For now, the mall remains an empty dark cavernous set of structures awaiting renewal and new life.

That new life will perhaps come in the form of the mixed use model implemented at the Oxford Valley Mall in Middletown Township.

That idea was first broached publicly by Mayor Joseph DiGirolamo last spring, according to published reports.

Talks of transforming the space to include a mix of residential and commercial developments have taken place, he said.

DiGirolamo has suggested implementing age-restricted units to help reduce the potential impact on the school district.

Interestingly enough, that conflicts with a Philadelphia Inquirer report from 2024 in which DiGirolamo said he was less than enthusiastic about the idea of apartment buildings being built on the mall property.

The mayor was not available to comment on this story when it was published.
