Davis and Santarsiero Announce $2M for Bristol Capital Development Projects

State Senator Steve Santarsiero (D-Bucks ) and state Representative Tina Davis (D-Bucks ) announced $2 million in state funding for redevelopment projects in the Bristol area.

The first of the projects involves B. Mazzocchi Development renovating 109 Radcliffe Street into a family entertainment complex.

The property has been vacant for several years, according to publicly available documents. 

The entertainment center would be a picturesque addition to Radcliffe Street giving the already welcoming and walkable street feel to the historic street in Bristol Borough.

The project will bring the building up to full ADA standards and construct an addition on the second floor, according to a joint release from Davis and Santarsiero.

Work will include installation of major new systems such as HVAC, electrical, plumbing, and fire sprinklers, along with extensive structural improvements including steel, masonry, a new roof, and the addition of an elevator to ensure accessibility. This investment will transform a blighted property into a vibrant destination for Bristol, lawmakers said.

“Transforming a long-vacant, blighted property into a family-friendly destination is exactly the kind of investment our communities need,” said Senator Santarsiero. “This project will bring the building up to full ADA standards, create a welcoming and accessible space for residents and visitors, and help breathe new life into this property. I’m proud to support redevelopment that strengthens our local economy and enhances quality of life in Bristol Borough.”

“Investing in the renovation of  244 Radcliffe Street ensures that a historic property in Bristol Borough will be preserved, modernized, and made fully accessible,” said  Davis. “These upgrades—from essential building systems to exterior restoration—will breathe new life into the area and support local economic growth.”

Another RACP grant will help fund Phase II of the Levittown Bristol Pike Redevelopment project at the former Hammock Hotel site. 

Often referred to as “Hotel Hell”, it was demolished in late 2022.

Construction of the industrial/logistics facility will include site grading, trenching, private water, sanitary and stormwater infrastructure, erosion control, paving, landscaping, and other critical site improvements required to bring the property to shovel-ready condition.

“The former Hammock Hotel site in Bristol had become a blighted property that was associated with crime and vandalism,” said Senator Santarsiero. “I was proud to support Phase I of the site’s rehabilitation with an RACP grant in 2022, and this funding will move the project into Phase II. These critical improvements will deliver a shovel-ready site for new construction and long-term industrial use, helping drive economic revitalization and creating much-needed jobs in Bristol Township.”

“Phase II of the Levittown Bristol Pike redevelopment will prepare the site for new industrial and logistics development, creating economic opportunities and modern infrastructure,” said Representative Davis. “This project brings us closer to revitalizing underused land and attracting jobs to Bristol Township.”

Bristol Township officials were thrilled when the hotel ceased operations and was subsequently demolished.

“I’m really pleased we were able to turn a negative into a positive” said Council President Craig Bowen.

The Redevelopment Assistance Capital Program (RACP) is a Commonwealth grant program administered by the Office of the Budget for the design, acquisition, and construction of regional economic, cultural, civic, recreational, and historical improvement projects. RACP projects are authorized in the Redevelopment Assistance section of a Capital Budget Itemization Act, have a regional or multi-jurisdictional impact, and generate substantial increases or maintain current levels of employment, tax revenues, or other measures of economic activity. Local investment is required to receive an RACP grant.
