Township Zoning Board Approves Popeye’s Variance Requests

The Bristol Township Zoning board on Monday night approved a plan to bring Popeye’s to the area on Veterans Highway.

The proposal is to build out a 2300 square foot building, two separate drive thru ordering stations, on the about .62 acre lot, with 20 parking spaces.

Rahmani Enterprises Corporation (REC) which currently owns the property was represented by Bryce McGuigan of Begley, Carlin and Mandino. 

Rahmani, said McGuigan has built a number of Popeye’s in the area over the years. The property is on the front side of where old Roosevelt Middle School is located, which will present some buffering issues.

We’ve identified this property partially because it has been vacant for awhile and its kind of an eyesore and we’re trying to develop it in accordance with what it going on, on Veterans Hwy in general, McGuigan said.

The zoning issues are in regards to set backs and buffer yards, he said.

Loading and unloading trucks is not expected to be an issue, since deliveries outside of delays will usually take place between 11 pm and 4 am, owner Nazif Rahmani testified in response to questions by the board.

Operating hours for the fast food restaurant will be 10 am to 10 pm, Rahmani said as per coporate requirements to operate the franchise.

Rahmani said he owns three Popeye’s currently.

Adjoining property owner, Donald Queeny said he was concerned, due to past experiences, about having a drive thru fast food eatery at the site.

My main concern is it looks a little tight to fit in the space at the Veterans Hwy location and parking.

Queeny said he was also concerned about trash and cooking disposal.

What’s been there for the last 40 years anything will be an improvement, he said.

The board approved the zoning related requests 4-0.
